Most business plans start with the wrong question: “how much do I want to earn?” You get a nice round number, by March nobody remembers it and in December you fall short.
This tool starts with a different one: how much do you need to bill to pay for your life and your business? From that number it works out, in 12 steps, how many sales, listings, appointments and conversations you need per year, per month and per week. It’s free, it doesn’t ask for your email and every step comes with a short video.
I built it myself, Michele Di Sei, coach for real estate leaders, with the same method I use in MoneyMaker. If you work in English, in Spain or anywhere else, it works the same way: you enter your own commission, average price and conversion rates.
The tool and its videos are in Spanish; the numbers work the same.
With that, it calculates your minimum GCI with this formula:
GCI = (what you need to live on ÷ (1 − tax) + business costs) ÷ (1 − % you pay to others)
That’s your floor: you can raise it, not lower it. Your commission and average price turn it into sales, and from there it works down the funnel to conversations. You set the rates. If you haven’t measured yours, the tool suggests the ones from the MoneyMaker Report 2026 (30 agents from different groups: 4,514 conversations, 417 listing appointments, 241 exclusive listings and 198 closed deals): 9.2 % from conversation to appointment, 58 % from appointment to exclusive listing and 82 % from exclusive listing to sale.
A self-employed agent with a 30 % effective income tax rate. Needs €3,000 a month to live on, wants €12,000 a year for travel and savings, and the business costs €1,500 a month. Keeps the full 3 % commission and the average sale price is €250,000.
| Step | Result |
|---|---|
| Minimum GCI to get by | €69,429 |
| GCI for the life they designed | €86,571 |
| Commission per sale | €7,500 |
| Sales per year | 12 |
| Listings (82 % end in a sale) | 15 |
| Listing appointments (58 % become an exclusive listing) | 26 |
| Conversations per day | 8 (40 a week) |
With those rates the funnel would ask for fewer. The tool never goes below 8 a day: that’s the method’s minimum, because with fewer the habit never forms.
Nobody works 12 months a year: there’s August, Christmas and bank holidays. If you divide your target by 12, by September you’re behind and you don’t know it.
So the tool divides the annual target by 10 to give you the monthly one and by 44 to give you the weekly one. In the example: €8,657 and 176 conversations a month; €1,968 and 40 conversations a week.
Your plan and your contacts are saved in your browser, on your phone or computer. They aren’t sent to any server and nobody sees them, me included. At the end you can message me on WhatsApp; only what you choose to send leaves your device. If you clear your browser data, the plan is gone: download the PDF and the Excel file first.
Ask each agent to bring their plan as a PDF to your next one-to-one. You’ll have the same four numbers for the whole team and you’ll know every week who is on track and who isn’t.
The tool and its videos are in Spanish; the numbers work the same.
Yes. No email, no card. You go in, build your plan and download it.
As long as it takes you to gather your expenses and last year’s deals. With your bank statements and invoices in front of you, it’s done in one sitting.
Use the MoneyMaker Report 2026 rates the tool suggests and change them once you have three months of your own data.
Because your target comes from what you need, not from a number that sounds good. And those expenses never leave your browser.
Yes. You enter what share of your deals you list yourself, whether you split commission with another agency and whether you charge a minimum fee. The calculation adjusts to that.
Yes. The screens and videos are in Spanish, but what you enter is numbers: euros, percentages and your contacts. The tax step follows Spanish tax; if you work outside Spain, choose «Autónomo» (self-employed) and enter your effective tax rate.
