What Most Directors Do With AI

When a new tool arrives, there is a predictable pattern. First, euphoria. Then chaotic adoption: they implement ChatGPT for writing emails, install an AI-powered CRM, automate WhatsApp messages, generate property descriptions in seconds. And then? The business stays exactly the same. Agents still are not prospecting. The director is still fighting fires. Listings are still scarce. Only now there is more auto-generated content and emails go out faster. That is not transformation. That is digital cosmetics.

The Root Error Nobody Wants to See

Artificial intelligence does not generate its own results. It amplifies them. It works exactly like a mirror: it gives back what you put in. Give it strategic clarity and it gives you brilliant solutions. Give it confusion and it gives you faster confusion.

A director who does not have a clear business model, who has no defined acquisition process, who does not know which metrics to measure or why — that director does not improve with AI. They get worse. Because now they have the capacity to make the same mistakes at higher speed and scale. The tool is not the problem. The thinking behind it is.

There are two types of intelligence at play when you use AI. The first is artificial intelligence — the tool. Powerful, accessible, extraordinarily capable. The second is organic intelligence — yours. Your capacity for analysis, diagnosis, decision-making, leadership.

AI can only work with and through your organic intelligence. It does not replace it. It multiplies it. What happens when you multiply something small? It stays small. Just faster. What happens when you multiply something solid? It becomes extraordinary. That is the distinction most people ignore.

What You Must Do First

Before implementing any AI tool in your agency, there are questions you cannot skip: Do you have a lead generation system that works without you? Does your team have a defined, measurable acquisition process? Do you know which metrics determine your business growth week by week? What quality of thinking is behind your business decisions today? These questions have no answer in any tool. They have answers in you.

What I Have Learned Using AI Every Day

I am a strong advocate of artificial intelligence applied to real estate. I use it in my own business. But what I have seen consistently is this: the directors who get extraordinary results with AI are the ones who already had strategic clarity before implementing it. AI multiplied what was already working.

Those who get no results are those who expected the tool to give them the clarity they did not yet have. AI does not give you direction. It gives you speed. And speed without direction is an accident waiting to happen.
